The record, in order

What's the story with the $22M assessment?

It started when owners were surprised to learn the board was moving a $22 million assessment forward, over the written concerns of more than 60 owners. What appears to be a majority of the building signed a petition asking, respectfully, to please pause.

The questions owners asked

Owners attended the board meetings and asked questions, and the answers created more questions and serious concerns.

  1. 1.The Association confirmed in writing that no feasibility study was performed, and owners have seen no peer-reviewed comprehensive engineering study covering the full 25 year inspection scope.
  2. 2.The budget included $875,000 for five outdoor table sets and gym equipment, roughly ten times the market price.
  3. 3.The project manager, when asked, could not state her own compensation, and neither could management or the board.
  4. 4.The recommended general contractor's license was about five months old, according to public records.
  5. 5.The designer presenting the pool deck redesign appeared unsure where our pool deck is.

In response, 65 owners — a majority of this building — signed a petition asking for one thing: pause the assessment until a peer-reviewed comprehensive engineering study and the 25 year inspection could guide it.

Owners asked two neighbors to serve

The same group of owners who signed the petition then turned to two neighbors with experience serving on condo boards and overseeing complex construction projects. 65 owners asked them to volunteer for the board, and they agreed.

So they are running

Scott Siegel and Sean Wolfington are the neighbors we asked to serve. They have a clear plan to successfully complete the 25 year inspection and all related construction on time and on budget, to protect and grow our property values and improve our homes. Their process:

The results owners should expect: a successful inspection, a better building, stronger property values, and a better lifestyle.

Come talk it through

Owners are holding a gathering to discuss the election, how to handle the $22 million assessment, the 25 year inspection, and other important building matters. Every owner is invited. Sunday, October 18, 6:00 to 8:00 PM; the location is shared after you RSVP at OceanClubTower1.com.
